Please make your own judgment, after reviewing the supporting photos. They didn’t refund my security deposit, and still haven’t provided the photos of holes, they charge me for. You may find other reviews, where people reviewed its hard to get the deposit back. I lived in this apartment for about 4 yrs and kept the apartment clean. I sweeped and mopped the floor and every week as i like my surroundings clean. Apart from below charges, they have misplaced our security deposit, luckily we have a copy of our agreement, which states our total deposit.

I moved out last week but leasing team is charging $700. See below breakdown and photos.

$150 entire unit not cleaned: see photos, i took before i left. I Sweeped, and wipped the closets, mirror, fridge, counter tops.
$150 for nail holes: I never made hole, the only thing i had thumb pin to hang poster. And on thier lease agreement they say they allow thumb pins.
$175 Damage charges: see photos of counter tops.
$225 Carpet Replacement: After 4 yrs of living in this apartment, the carpet will get off color and should be normal wear and tear.

I have lived at Maple at Med Center for almost 3 years and the property has consistently gone downhill.

Over the last year I have experienced roaches in my unit, homeless individuals/camps surrounding the property, and issues with noisy neighbors/thin walls. I can deal with everything else but roaches are absolutely unacceptable. I will not be renewing my lease. For the price I would recommend you live literally anywhere else.

I have lived in so many apartments but this was just a nightmare from the start. The office staff is so rude. So demeaning and you can never get a straight answer from anyone. I highly recommend living anywhere else than here. Everyone in that office hates their job and takes it out on residents.

This is also a very noisy apartment. There were pool parties constantly and people yelling and blasting music all night. If anything don’t live in an apartment around the pool.

They charged us for turning our keys in late after we waited outside the office for an hour knocking and calling. We even checked again twice that day to try to turn them in and left several emails. We never got a response except to say we got money off our security deposit for turning them in a day late. Do not live here.

This community has just gone downhill since the former property managers left. I have lived here since 2019 and there has been a lot of turnover.

This community has become disgusting. Trash literally all over….hallways, stairs, and worse the garage. Every trash can in the community is overflowing with trash. It is so crazy that they want to implement a new trash can policy and fine folks $50 if valet trash bins aren’t in by 9am. They are focusing on the wrong things when the whole community is filled with trash.

The pool furniture and cushions are literally NASTY. They have been the same ever since the community first opened. We have been begging for them to change out the cushions but nothing ever gets done. The pool maintenance is also lacking along with the landscaping in the pool area. The club house is now open during business hours. I don’t understand how you can do that when that’s an amenity we pay for.

Crime in this community is at an all time high. Cars are constantly getting broken into and management can’t even bother to add cameras to the garage or even increase patrol from the “nonexistent security”. Packages are constantly getting stolen. Mail room is always a mess. We have asked for some sort of package locker system to be installed but nothing but crickets from management. I had a package stolen from my door and reported it to management and they said they’d roll the tape in the hallway camera but never got back to me about anything. They simply do not care.

The garage doors are always broken allowing for the homeless people to walk into the building and steal things. The AC in the hallways is also nonexistent.

This new management is a joke. I remember going down to the leasing office to get something when Erin first started and just simply asked how she was doing and how she’s enjoying this community…..straight ignored. She is very rude and condescending. The only nice person in that office is Coral. They also tell people to lie and leave 5-star reviews.

Communication? Forget about it. The office doesn’t communicate with the residents until the issue has gone on for days.

Bottom line….this community has so much potential but it’s sad to see it go downhill.

Update 7/24/23:
Maple At medcenter continues to decline. The pool is always dirty. Very poor landscaping around the pool area. Those pool chairs and cushions are from the day the community first opened as “Alta Maple Station”. They are disgusting. The new team ordered new ones (the navy blue) but did not order a complete set…? It just looks horrible.

The elevator is always out of service in building 1 and creates problems for package deliveries. I don’t understand why in 2023 they haven’t installed some sort of package locker system to make things easier for delivery drivers and residents. The leasing office also refuses to hold packages.

Let’s talk about how they always leave the trash bins blocking the parking garage entrance and causes issues for drivers. They leave them out over the weekend and trash blows all over the community. They also need to stop leaving the trash bins at the first corner when going up the garage as they always cause issues when 2 vehicles are trying to come through.

Maintenance requests have become incredibly slow to complete (2wks+). There is so much potential for this community and things were excellent when we were Alta Maple Station. It seems like the new owners don’t really care about maintaining the property and keeping their residents. I’ll continue to update every few months/weeks. The only positive that has come with the new owners is they added onsite security.

RUN!!! This is the worst apartment complex I've lived in. I could spend all day listing out the issues I've experienced since moving to this complex, but I will try to condense it down for this review: the leasing team leased a unit to me on the first floor, directly across the fence from a homeless encampment. I had no idea of the proximity since I was new in the neighborhood. I have had homeless people break into my apartment twice since I've moved in, and this was revealed to be because of a broken patio lock. Maintenance threw a fit about having to come in on a Saturday to fix the lock for me. They promise to have a complementary alarm system installed in each unit, but I could never find mine. Turns out it's because the alarm was never installed in my unit. First floor apartment, closest to the homeless encampment, with a broken patio lock and no alarm system. I asked to have the alarm system installed after the fact and the leasing team just stopped responding to my messages. I still do not have an alarm system. On top of this, there are no security cameras on this side of the property. I have asked to be let out of my lease for my own safety and the apartment management and regional manager John Ursino have both refused to give a straight answer and have stopped responding to my messages. On top of all of this, just about every appliance in this apartment has broken in the 7 months I've lived here, and despite listing built in Bluetooth speakers as an amenity, the walls are paper thin and you will hear everything your neighbors play on their speakers at any time of the day or night. Living here has caused me so much avoidable stress; it has affected my health and wellbeing for the worse. All at a premium rental price. AVOID AT ALL COSTS.

Lol they denied me , because I’m self employed I didn’t have Check stubs . Then they were saying that I couldn’t afford the $1541 a month . Lol went right down town Dallas showed them the same bank statement and got approved! Once I moved into downtown Dallas I’m glad that they didn’t pick me . I love my new apartment and it’s a lot larger 900 sq ft $1700 a month . The location is amazing! I’m next to three different grocery stores and also I’m near alot of restaurants. The ladies here are none judge mental . This is actually my first apartment I loved how they gave me a chance . Maple at med could never compare to where I live now .

I was interested in this apartment so I gave them a call to get a price range. I asked what was the price range for a 3 bedroom and the person that answered said “we don’t have any available.” That’s not what I asked. I then asked when would one be available. She replied, “We don’t know as of now because none of our tenants have sent notices.” I said well can you still tell me the price range? She said, “2800.” Anywho, I wouldn’t recommend this complex to anyone. First impressions are important and this office is rude.
